Covid-19 pandamic affects our home buyers and sellers badly. Many sellers may not want too many strangers enter their home, and many buyers are afraid of traveling or meeting more people. Virtual showing plays an important role to help buyer and seller solve the puzzle to achieve real estate goal.

What do you need to know about virtual showing?

First of all, you need to understand your expecations and responsibility. Your Realtor may shoot a video for you, and become your eyes, your ears and your nose, but you are the one who makes the decisions. 

You may be required to sign a sight unseen waiver to be acknowledged your reposibility to verify all information if neccessary, and hold your Realtor harmless in the event that not meet your requirements. 

Secondly, you need to discuss with your Realtor about your needs, your wants, and your desires in advance. Thanks to that, your Realtor will address everything to you to avoid unpleasant surprised later.

Next, you should tour the home and neighborhood virtually with your Realtor if possible. Remember that while your Realtor is touring the house, do not make any specific statement that may hurt the seller or hurt your negotiation stage later. Always assuming that seller is watching and listening. 

Do not forget to ask your Realtor to video the exterior, especially the wall, foundation. 

Also, take your time to tour the neighborhood yourself in the morning and night time. 

Finally, when you are interested in making an offer, ask your Realtor to run reports about the house, request for seller's disclosure, age of roof, A/C, water heater, foundation, flood, energy bills and anything else that needs your attention. 

Again, it may be your next home, you make the call.
